Jim Gendreau, Founder/President

Jim, a U.S. Air Force veteran, brings nearly three decades of experience in commercial real estate, having worked with leading national tenants such as Publix, Walgreens, CVS, Target, Lowe’s, Home Depot, Sprouts, Starbucks, and many others. After serving honorably in the United States Air Force, he began his career as a leasing agent and company pilot before advancing into site acquisitions and development leadership roles with The Sofran Group and MCP.
In 2009, Jim founded Tailwinds Development, driven by a passion for quality projects and long-term community impact. Over the past 16 years, Tailwinds has earned a reputation for integrity, discipline, and excellence in grocery-anchored and mixed-use retail development across the Southeast.
A licensed Florida real estate broker and active ICSC member, Jim continues to merge his love of aviation with business, piloting the company’s aircraft to project sites and serving as an FAA-certified flight instructor. He lives in Oviedo, FL, with his wife of 29 years and their two daughters and yellow lab.

Stephen Infantino began his real estate career in 2005 with Federal Group in Washington, DC, managing pre-development, coordinating leasing, and overseeing federal and state RFP submissions for public/private mixed-use projects with agencies including the Army Corps of Engineers, GSA, Department of Defense, Army Reserve, Air Force, and NASA.
Since 2009, he has served at Tailwinds, where he is responsible for sourcing and managing capital partnerships, site selection, acquisitions, underwriting, leasing and sales, tenant representation, dispositions, and investment sales, as well as coordinating pre-development and development activities. His recent projects include Champions Crossing, The Market at Hays Farm, Publix of Longwood, Shoppes at Sterling Creek, Central Square, Shoppes at Redstone Square, Country Club Corners, ONE Daytona, Volusia Point, and Beach Village Shopping Center.
A Finance graduate of Stetson University, Stephen is a licensed Florida Real Estate Sales Associate, an active member of the International Council of Shopping Centers. Aside from his professional activities Stephen lives in Maitland, FL with his wife, Andrea of 11 years and their two children, a girl and a boy. Stephen and his family love the outdoors and are active members of NewCity Presbyterian Church.

Rachel joined Tailwinds in 2022 and is involved in all aspects of commercial real estate, with a primary focus on leasing and acquisitions. She actively sources and evaluates sites throughout the Southeast for national and regional tenants, identifying strategic locations that align with long term growth objectives. On the leasing side, Rachel leads preleasing efforts for ground up developments, structures, and negotiates lease transactions, and manages tenant relationships from initial contact through project completion. She also oversees leasing for existing centers and provides third-party leasing services for select partners.
Her acquisitions work includes analyzing market trends and coordinating with ownership, capital partners, and municipalities to advance projects efficiently from concept to completion. Rachel is engaged in every stage of the process, from site identification and feasibility through lease execution and development.
A native Floridian and proud Florida State Seminole, Rachel brings a disciplined approach shaped by a background in Equestrian Hunter Jumpers. Outside of work, she is passionate about pickleball, animals, gardening, and personal growth, always striving to be the best version of herself both professionally and personally.

William White, Director of Site Acquisition

William White is the founder and President of WAW Realty Advisors, LLC, a consulting company based in Orlando, FL, representing retail developers, architects, general contractors, and retailers across the Southeast. With over 40 years of experience in all facets of commercial real estate investment and development, he represents Tailwinds as one of his key clients.
William earned a BSBA in finance and real estate from the University of Missouri at Columbia, where he was a founding father of Rho Epsilon. He has held senior real estate positions with The Kroger Co., Ahold USA, and, most recently, as Vice President of Real Estate for Fifth Third Bank, overseeing Florida, Georgia, and Tennessee.
Over his career, William has administered over 900 corporate leases and completed acquisition and development projects exceeding $875 million. He has served on ICSC committees in three states and on the boards of the Red Cross, United Cerebral Palsy, and Girl Scouts of America. He is a licensed Florida Real Estate Sales Associate.
William resides in Sanford, FL, with his wife and extended family.

Annette has served as the Office Manager for the Tailwinds Development team and has been an integral team member since 2015. She holds an AS Degree in Business Administration and brings over 25 years of experience as an office administrator.
Licensed in Florida since 1999, Annette has primarily worked in residential sales and property management.
With our years of property management experience, she knows what it takes to operate shopping centers successfully. Maintaining expert in-house capabilities guided by a hands-on, proactive management style.
She is the driving force that keeps the Tailwinds office running smoothly every day!
She resides in St. Cloud and is passionate about spending time with her grandchildren.
